RIGA, Feb 11 (LETA) - The average price of apartments in new residential buildings in municipalities around Riga was EUR 1,766 per square meter last year, which is 12 percent more than in 2024, according to real estate company Arco Real Estate's latest market overview.

According to Arco Real Estate, prices of apartments in new residential houses in municipalities around Riga rose more than in Riga neighborhoods, where new apartment prices increased 2 percent in 2025. Prices of apartments in new buildings in municipalities around Riga were on the average 19 percent lower than in Riga neighborhoods.

Similarly to Riga neighborhoods, where the number of new apartment sales increased 33 percent in 2025, the number of apartment sales also rose in municipalities around Riga in 2025. Arco Real Estate market overview says that 736 apartments in new buildings were sold in municipalities around Riga, compared to 579 apartments in 2024.

The number of apartment sales increased 27 percent compared to 2024, however, the number of apartment sales last year was lower than in 2022 and 2023, said Arco Real Estate.

The report says that in 2025, the largest number of apartments sold in new buildings was registered in Marupe municipality - 262 transactions, followed by Ropazi municipality, where the number of apartment sales rose 65 percent last year.

Compared to 2024, the number of apartment sales decreased in Olaine municipality by 39 percent and in Sigulda municipality by 9 percent last year.

The highest average price of apartments in new buildings was registered in Marupe municipality last year. The average price increased the most in Sigulda municipality, 14 percent.

According to Arco Real Estate, prices of apartments in new projects in municipalities around Riga mostly ranged from EUR 1,600 to EUR 1,800 per square meter.

Arco Real Estate market overview also says that three-room apartments accounted for 42 percent of all apartments in new buildings sold in municipalities around Riga in 2025.
