Riga, April 8 (LETA) - Last year 77 transactions with commercial land were registered in Riga region, which is an increase by 7 percent compared to the previous year, said the market report of real estate company Arco Real Estate.

The average price of transactions in 2025 decreased by 8 percent and amounted to EUR 7.8 per square meter.

Arco Real Estate commercial land prices in the Riga area returned to 2023 levels. The highest average transaction price over 12 years for commercial building plots was in 2024. Last year, the most expensive transaction took place in Adazi district, Kadaga, where a land plot was sold for EUR 64 per square meter. The second most expensive transaction took place in Marupe municipality - for EUR 50 per square meter.

In other transactions in 2025 in the Riga area, prices were significantly lower.

In terms of average transaction price, the highest transaction prices for land with commercial development status in the Riga area in 2025 were in Adazi, Salaspils and Marupe municipalities. The average price was the highest in Adazi municipality, but this was due to the most expensive transaction in the Riga area in 2025, informed Arco Real Estate.

The average price of land plot transactions was the lowest in Olaine and Kekava municipalities. In Saulkrasti municipality there were no transactions with land plots suitable for commercial development in 2025.

In Olaine and Kekava municipalities, where the lowest average transaction prices were found, the most expensive transactions were recorded at EUR 10 per square meter and EUR 6 per square meter respectively, Arco Real Estate informed.
